SB 721 and SB 326 balcony inspection tracking for California
Track every building's exterior elevated element inspection deadline, record the engineer's report and findings, and watch the repair and permit clocks. The rules come from the current text of Civil Code 5551 and H&S Code 17973, with citations in the app.
What it tracks
Deadlines, reports and repair clocks for each building
- Deadlines for each building. SB 326: at least every 9 years (first by Jan 1, 2025). SB 721: by Jan 1, 2026, then every 6 years. New buildings within 6 years of occupancy.
- Repair and permit clocks. Immediate threats, the 15-day agency notice, and SB 721's 120-day permit and 120-day repair deadlines, with reminders.
- Inspector and contractor checks. CSLB A, B or C-5 status for SB 721 inspectors, with lookup links for engineers and architects. Repair contractors get VendorGuard's certificate and license checks.
- Board and owner summary. A one-page, printable status with open items, completed repairs, how long to keep the reports, and sources.
VendorGuard tracks dates and documents. It doesn't inspect buildings, and it isn't engineering or legal advice. Defaults that statute doesn't set (such as repair targets for associations) are labeled, and we change them for your account on request.
